Covid-19 has piled on sizeable pressure on the Indian commercial real estate sector over the past year-and-a-half. Restrictions imposed on mobility and social distancing norms have led to thin attendance at offices and malls pining for footfalls for much of this period. As a result, occupancies have fallen, rental rates have remained subdued, and players have deferred capex.
A rare bright spot amid all this has been the industrial warehousing segment, which has continued to build and lease, albeit at a slower pace, as e-commerce usage accelerated during the pandemic.
That said, with the knock-on effect of the pandemic waning and vaccination gathering pace, commercial real estate is on a gradual recovery course. Occupancy at offices and footfalls at malls are reviving gradually, and with e-commerce well-entrenched, industrial warehousing is also looking up.
